The roof is one of the most expensive parts of a house to replace, and in Houston it also decides what your insurance will cost and pay. A general home inspection looks at the roof, but a roofer looks at it differently. Here is what to check before you close.

1. How old is the roof, really?

Ask for the replacement invoice or permit. Many Texas insurers price coverage and roof payouts by roof age, and some limit coverage on older roofs. A roof's age can change your premium the day you buy.

2. Has it been through a storm?

Look up the area's storm history on our Houston hail map, then have the roof checked for hail bruising, lifted shingles and dented soft metal. Unrepaired prior damage can complicate a future claim.

3. Was there a prior claim?

Ask the seller whether a roof claim was paid and whether the work was actually done. Your agent can help you request disclosure.

4. Attic and ventilation

  • Water stains on decking or rafters
  • Daylight around penetrations
  • Soffit vents blocked by insulation
  • Signs of overheating or brittle shingles

5. Get it in writing

We provide a written, photo-backed roof report you can use in negotiation. If repairs are needed, the report shows what and why.

Buy the house, not the roof's problems.
